Before pricing, we walk the space and document existing MEP infrastructure, structural conditions, and code compliance requirements. No surprises after demo.

Scope Development & Estimate
Detailed scope of work aligned with the approved construction documents. Line-item estimate with clear delineation between base building and tenant work.

Permitting
Building, electrical, plumbing, mechanical, and specialty permits submitted and tracked. We know each jurisdiction's review process and timelines.

Demolition & Rough Work
Selective demolition, framing, mechanical rough-in, electrical rough-in, and plumbing rough-in — all inspected and closed before proceeding to finishes.

Finishes & Specialties
Drywall, ceilings, flooring, millwork, storefront, glazing, and all specialty items installed per the approved finish schedule.
06
Punch List & Turnover
Thorough punch list walkthrough with ownership or tenant rep. Final clean, Certificate of Occupancy, and handover package with all warranty documentation.
