Development Concept & Feasibility
We engage during concept development to provide early cost estimates, constructability input, and structural system comparisons to inform the pro forma.

Entitlements & Community Engagement
Support through zoning, variance applications, and planning board hearings. We prepare construction-related materials and answer technical questions from municipal boards.

Design Development & GMP
Working alongside the design team through schematic design and design development to produce an accurate Guaranteed Maximum Price.

Foundation & Podium Structure
Below-grade work, foundation, and podium-level structure built to accommodate both commercial ground-floor uses and residential floors above.

Vertical Construction & MEP
Residential floors above the podium — framing, envelope, MEP rough-in — progressing simultaneously with commercial TI buildouts and common area work at the base.

Phased Occupancy & Final Closeout
Coordinated Certificate of Occupancy for commercial and residential components, often on separate timelines. Full project closeout with as-builts and warranty package.
